They Bought A House and Made A Home

If you are looking to buy a home and this story doesn't motivate you I don't know what will. This is one of my favorite stories about a team of buyers, Realtors, and contractors not taking no for an answer.

I remember looking for homes with Mic and Wendy some promised to be great but sadly disappointed until we came upon this home. The home was in a great location with large rooms offering charm and character but there was work to be done. If only I could image what they saw this home could be.

We went into contract somewhere around September and they wanted to be home for Christmas. We negotiated, installed a septic system, and I will never forget the day I drove up to find Mic with his crew painting the exterior of the house in 25 degrees to meet the requirements of the lender. I am still impressed at how they worked together in unfavorable conditions without a harsh word silently saying to each other, "If you're in to the end so am I." While Mic did the labor Wendy, a fine photographer I have to mention, was on the phone making sure the transaction was proceeding to close for her desired closing day. Through laughter, very loud conversations, and some tears we managed to close on December 23rd!

I have seen the great they job did on the interior with the custom made staircase and beautiful beamed ceiling living room in a wonderful shade of red displaying black and white photos by Wendy. Did I get the color right Wendy? And recently although not in person the fabulous exterior remodel. My clients and now friends are amazing.

The Start of a Gentleman's Farm. If it's not about the ocean, it's about the land! We're fortunate to have both.

What could you do here? For Sale

Sometimes it is funny where your life's path leads you. A short background history is warranted here. I have never raised any kind of farm animals however my honey always has farmed around here and there. We've always shared the ocean so here is the story of the land.

It started with a few Quail which starting laying eggs. So you know what came next - hatching the eggs. I kept saying the eggs are never going to hatch and to my surprise the first batch, is that what you call it - a batch, did hatch. I don't know why I was surprised but I now know why I was amazed.

OK, the first hatch was supervised but life goes on and work has to be done so that's when it happened. I am left alone and they keep on coming. Oh, did I mention in the meantime Bobwhite and Chicken eggs were added to the incubator to be hatched which are all hatching at the same time. I'm freaking out and he is leaving!

From incubator to box and incubator to box and incubator to box the day went pretty well. I have to tell you it is nerve racking picking up little tiny birds that are minutes old but they pretty much take care of themselves. It is crazy amazing that in a few minutes from the egg they have fluffy feathers, are eating and drinking. They appear to grow before your eyes.

As much as I have to admit it was an incredible experience, one I won't forgot, however I think I'll farm like I fish. Enjoying, observing, experiencing while offering a little help. It will be interesting were it goes from here.

Recently I had the pleasure to speak with people who are relocating to Fall River, MA. With the wealth of information provided on the Internet sometimes you just assume that everyone knows what it is like to live in your area. However it is the day to day living information that sometimes gets lost. The series of videos above and the website above offer a great amount of information for Fall River.

Fall River has a unique visual appeal. It has a coastline almost 9 miles long, the buildings are relatively low in comparison to other cities surrounded by trees. The city is easy to navigate with low traffic.

Living minutes away I can't imagine the impact on my life if it were not for Fall River. Number one reason our town no longer has a grocery store. Whatever the need you can conveniently find it in Fall River.

The food that is offered is something that can't go without mentioning. The Portuguese restaurants and bakeries are my favorite. I could go for a chourico (Portuguese Sausage) roll right now. Once you sink your teeth into the fresh baked bread I am sure it will become a household favorite.

Add to the mix the proximity of other cities such as Boston (50 miles), Providence (16 miles), and New Bedford(12 miles), the affordable housing, nice neighborhoods, and a community full of pride it might just be a great fit for you.

Bristol, RI Top 10 Towns in America for Families 2010

Bristol, RI is adding to the list of boasting rights. Bristol long known as America's most patriotic town and recognized for America's Oldest Fourth of July Celebration has been selected as one of the top 10 towns for families by Family Circle magazine.

Located along the Narragansett Bay this coastal town definitely has a right to boast of beautiful waterfront parks and views. A perfect example would be Colt's State Park. If you have never visited or driven through you should.

Main St. is littered with quaint shops and restaurants. One of my favorite waterfront restaurants is Agave Restaurant and Lounge formally known as the Topside. With it's laid back atmosphere, large waterfront deck, and Latin Flare not adding this to your stop while in Bristol would, in my opinion, be a big mistake. Quick story - When the weather hits 65-70 degrees in Rhode Island you always search out the waterfront restaurants. Something just attracts you to the water. This spring was no different and I headed to Agave. I was fortunate because they were preparing food to take photos for their web site. Not only did I enjoy the atmosphere but got to try their food. Great hospitality, great food, and great addition to Bristol.

I live in the nearby town of Tiverton, RI and sometimes find it hard to believe how Bristol has grown always remaining true to a small town feel. I have watched Roger Williams University grown over the years. The addition of Thames Street Landing offering shops, sport rentals, and eateries is a welcomed addition to town.

These are a few of my additions to the articles, not adhering to the criteria for selection, of why Bristol is one of the top ten towns in American to live. Read the articles, come visit, relocate, and discover Bristol.

Oh Boy, I almost forgot my absolute favorite coffee shop - Sip-N-Dip or Sip n' Dip no matter how you spell it they rock! My favs "Chocolate Coconut ice coffee"and "Crazy Chocolate Mocha". Did I mention they are growing too.

Bristol, RI 4th of July 225th Celebration

The 4th of July in Bristol, RI has always been a great celebration. This year marks it's 225th celebration and I am sure it will be a grand celebration. While showing a home in the neighboring town of Warren, RI right on the Bristol, RI line the buyer agent told me he was at the aerial photo shoot promoting the festivities to come. Thousands came to stand in the white lines to create the number of "2" "2" "5". I can't wait to see the aerial photo.

That evening sitting at home in Tiverton, RI I could the fireworks from Bristol. If this is a preview of what is to come you will not want to miss this years celebration. Established in 1785, it is the oldest continuous celebration of its kind in the United States. Can you image established in 1785! Besides the aerial photo there is a "225th Commemorative Coin" and in 2009 Bristol, RI was selected as one of twelve 2009 Distinctive Destinations by the National Trust for Historic Preservation.

The temperature is not the only thing heating up in Rhode Island. We have some of the best water front this country has to offer and seafood to die for. If you are visiting Rhode Island this summer you better make your plans now we get busy this time of year.

There are times I question why I give 150% every day as I am sure everyone does no matter what your profession happens to be. I feel guilty when my home is disorderly, when I take a few hours to get my hair done, or when I keep thinking to myself the lack of time I spend with my family and friends. Then I am reminded why in wonderful ways.

I received a birth notification from one of my clients. A beautiful baby boy. They are great people and I am so excited for them. Although, the new mother would prefer to live a little closer to her Mom and Dad I sleep well knowing they are bringing their beautiful first born baby to a great home. It feels good to know they can spend their money on their new child and not costly repairs/upgrades. When the time comes and the baby is walking he will have a nice fenced yard to play in.

Then I think about the family who had a undying will to close before Christmas. When notified they possibly wouldn't close because of chipping paint on the outside of the house the buyer stepped up sanded and painted that side of the house in 25 degree weather. Talk about giving a 150%. I have some paint on my jacket which I refuse to remove. I proudly wear it like war paint as a reminder of a victory. They did close just before Christmas on the 23rd.

And the family who purchased a new home because they decided that it was time to come back to the area where they were raised. I still can't decide who was happier. The new home owners, the grandparents who are thrilled to have their grandson closer to them, or their two year old son who is so happy with his new house. He showed me his room with pride and endured the closing displaying exceptional behavior sometimes questioning when he could go to his new home.

Lastly there are my exceptional sellers who are offering great homes. They work their fingers to the bone so that I am proud to show their homes. I know some lucky buyers will have good homes with no worries or surprises. Any monies that buyers should spend will be on cosmetics making the house their home not on costly repairs.

So when I question why in these challenging times I have these memories to remind me why I will always give 150%.

There are definite signs that spring is in the air in Rhode Island. Here are few of mine.

Evelyn's Nanaquaket Drive In Restaurant, Tiverton, RI opens. I drive by Evelyn's every day. I get so excited when I see them preparing for opening. First they start paying attention to clam shell parking lot. Bringing in a fresh layer and spreading just so. Then you see the trucks starting their deliveries. Definite sign spring is here. You might want to join their facebook page in case you can't visit.

Next everywhere I go I see these plates. Welcome back.

People are coming out of their houses. Walking up and down Main Rd. along the water front.

These next things crack me up. First day above 60 degrees people are sporting the shorts, sandals, and tank tops and if you happen to own a convertible car you can be sure the top is down. Not me I love when I get in my car and my brain is telling me to open the windows but my hand just won't listen. Love that heat.

I am also a food network nut at times. So while looking at videos about Tiverton, RI I came across this one. I remember when this "Guy" was competing on "The Next Food Network Star". Don't know how I missed this episode of "Diners, Drive-Ins and Dives". This is home, no really, this is the pond I live on. What a hoot! So I leave you drooling and anticipating the opening of Evelyn's. Opens this weekend.

To say the housing market is tough seems to some to be an understatement. It just doesn't begin to define the day to day challenges. As with any business in this economy it is demanding of your time, experience, and endurance. You simply just have to take on more to survive. Most of the time, not always, it isn't easy getting sellers and buyers to the closing table. After a couple of not so easy sales I decided I needed a vacation. Time to regroup my thoughts and restore my energy.

Here is how my 20 buck vacation began. Those who read my blog know that I support local business. BankNewport provides an opportunity for people to spotlight their business. While banking I noticed the business spotlight was for an author who lived in Tiverton. I love to read and curious I decided to check out the books. Who am I kidding he had me sold just knowing he was from Tiverton, RI.

THE OVERLORDS is A Fantasy Book Series written by J. Michael Squatrito, Jr. There are two books "Legend of the Treasure" and "The Talisman of Unification". After reading the story line I was convinced that I wanted the second book "The Talisman of Unification". For some reason the title and book cover lured me to start with book two. I know it is a series "duh". Although, everyone kept telling me that I should read the "Legend of the Treasure" seeing it is a series. I can be stubborn and insisted I wanted book two. The girls at the bank weren't sure about the price and how to credit the sale. They also told me the author would be in on Friday to sign books and would I come back. I agreed, however I couldn't make it that day. The next time I went to the bank one of the girls said "I have your book". She also said "I told them you wanted book two but they brought book one". Not only can I be stubborn but sometimes persistent. A little agitated I said, "That's fine". As it turns out I am glad that I started with book one. Thanks for your patience girls.

My mother taught me that you always finish reading a book once you have started and I have struggled through many. People always ask me, "If you don't like it why are you still reading it". I finish because that is what I was taught, that is what I believe, and you never know it just may end up good. Let me be perfectly clear. There was no struggle to finish this book. There was never a dull chapter and it took me from the real world to a land of fantasy and adventure.

I really liked that you got to know the characters while you read. You didn't have to endure chapter after chapter introducing the characters. From beginning to end the chapters were intriguing and adventurous. I do have to ask Mr. Squatrito, "Where is the female warrior"?

The book gave me the encouragement to face challenges, stay loyal to your beliefs, endure your pains, and never give up. To do otherwise you may never reap your rewards.

I can't wait for my second 20 buck vacation. Buy the books.

Farewell to Summer - Tiverton from the River

We only had a few opportunities to enjoy the boat this summer. I kept telling myself to bring the camera and on our last voyage I did.
There are few things I enjoy more than a boat ride through the Sakonnet River. It was a chilly day and white billowy clouds littered the sky. A beautiful day not a wave or ripple to be found as far as eye could see.

As we enter the River from Nanaquaket Pond we are greeted by this Island. I guess it is called Gould Island as kids we always called it Rat Island with many stories to support how the rats got to the Island. It is a haven for the Birds. My family loves to explore this island. Not me. I'll stay on the boat and leave the Island for the Birds.

Moving down river towards Little Compton I am welcomed by some of my favorite homes which can only be seen by water (well unless you drive on the property).

A house on the river and corral in back reminds me that Tiverton is not just about the sea but also the land. Horse back riding is enjoyed as well as farming and fresh produce. Talk about the best of both worlds.

So close to the water sitting a top of a grand sea wall in the midst of the trees I smell the salt air blowing through the open windows. Images of crashing waves beating the grand sea wall singing it's stormy song on not so pleasant days. Magnificent sunsets on warm summer evenings. Standing by the glow of a fire watching a light snow fall feeling the chill of the sea. Oh, this is the life for me.

Along the shore of the river is this treasure waiting patiently for new owners knowing one day it too will be a wonder to see.

So now we bid farewell to Summer and say hello to winter. Soon we will be covered with a blanket of snow and the shore will hibernate. Her beauty will shine for only few to see as the fishermen make their way to sea.

It is funny how at times I am reminded how closely my two businesses are related. When you are in the Antique Business and you get a call to look at something you go because you just never know.

The other day I was researching water front property and seeing what was available for list price under $550,000.00. Among others I came across this listing I just couldn't avoid going to see. One - I love the water and two - the price just seemed right. Built 2006, 3/4 bedroom, 3 full baths, salt water front in a sort after RI town with a list price under $540,000. I have to go look right?

Spring is in the Air I Smell the Ocean

There are sure tell tale signs that spring is coming. For the first time in months the pond isn't frozen, the temperature reached about 50 degrees and when I walked out the door I smelled the ocean. Other signs are telling me spring is right around the corner also.

A couple of weeks ago a friend of mine went clamming and gave me some of the bounty. He is a brave soul he even clams in the winter and it can get real cold. The clams were so sweet and delicious. I did have to share them with my dog. Crazy thing she loves clams and raw quahogs. Thank you my friend.

We also had our first claim boil of the season. Think we are trying to get this spring thing on or what? Have you ever had a clam boil? It is one of the best one pot meals going. Basically you get potatoes, onions, hot dogs, sausage, chourice, and clams (maybe if you have been really good you put in some lobsters). Layer in a pot in that basic order spice with garlic, salt, pepper, crushed red pepper add a little water in the bottom of the pan and let it boil til the hot dogs plump and the clams open.

One last sign for me is no matter how warm a day I still have the heat in car on high. Even when I think to myself: Wow, I'm a little warm I don't turn it down. I can't wait to hear everyone complaining about how hot it is. We New Englanders love to complain about the weather. Part of our charm I guess.

Seal returns to the Sakonnet River - Tiverton, RI

It snowed again last night. But what a nice surprise to see that the seal had returned to the Sakonnet River. Almost every year this time we welcome the return of our salt water friend. Considering how much ocean we are surrounded by it is not often that you see these kind of animals in the Sakonnet River. So when our friend returns it makes me very happy and excited. I heard dolphins swam through the river last summer or maybe the summer before but unfortunately I missed them.

If you are near by you might want to come see the seal. It sits on the rocks just past Grinnell's Beach on Main Rd.

These are the best pictures I could get with my camera. It is days like this I wish I had a better camera (it is on the list).

While I have your attention let me give you a quick update on what is going on in Tiverton:

Two new public trails have recently opened at Weetamoe Woods. For more information about Weetamoe Woods go to Bill's Wild Outdoors or Tiverton Town Hall. There is also a 418 acre former dairy farm located in Tiverton called Eight Rod Farm Management Area where you can enjoy Canoeing, Freshwater Fishing, and Horseback Riding. It has be snowing so I would think it would also be nice for cross county skiing. Please check with RI DEM before Hiking, Horseback Riding, or possible cross country skiing this time of year to be sure it does not conflict with hunting season which includes deer hunting (archery & muzzle load only). It is stocked with pheasants during pheasant season and open to bird hunters. It is a great place to train your bird dog. Many hunters take advantage and take their dogs. FYI if you love these sports or this life style there is a nice property for sale abutting Eight Rod Farm Management Area (for more information please call me at (401) 369-1766 or e-mail lgtiv@aol.com.

No matter what the season there is always something to do in Tiverton. About a week ago I took my grand daughter for a ride to get her to nap. We ended up at Fogland Beach where there were wind surfers. I have to admit I left the warmth of car to take a stroll on the beach to find some treasures. The great thing about town is no matter what part of town you live in you are never far away to enjoy these places.

Maybe you should call Tiverton home or your vacation home town. There are homes in every price range. Currently there are 22 homes available under $240,000.00 (not including mobile homes and 55+ communities). I saw a cute two bedroom today with a list price of $137,900.00. 30 homes listed between $240,000.00-$350,000.00, 38 homes listed between $350,000.00-$550,000.00 (the one located near Eight Rod Farm falls in this price range) 22 homes listed between $550,000.00-$850,000.00 and 16 homes listed at $850,000.00 or more.

Is It Really Day 7 of the New Year

Hi everyone. No I haven't dropped off the face of the earth. There has just been a lot of things going on and I just can't seem to catch up from the Holidays or maybe I am getting busier. So here is the run down so far:

January 1, 2009 - On my way to enjoy good times with my family and good food and I blew my transmission. A client contacted me interested in looking at some property (very nice).

January 3, 2009 - Viewed properties some interest. Gathering information.

January 4, 2009 - My e-mail got phished on one of my social networks. This is not nice at all and very unproductive. What is there really to gain by that kind of nonsense?

January 5, 2009 - Did some deliveries. Did I mention we also have an Antique business? We do all kinds of jobs including complete clean outs for properties (trash included). Still working on that potential sale. Oh yeah also had to change all my passwords due to phishing.

January 6, 2009 - Did a job in the morning. Second viewing of property.

January 7, 2009 - Off to town hall for more research of property. Trying to catch up on my blogging. More things I need to get done.

There is lots of news to share with you guys. Let me just quickly mention Avitech, Inc. has closed on the new location in Warren, RI. Hurray! Waiting for pictures on this project. I am sure you won't be disappointed.

House Hunting - Let's Go

The past two weeks I have been doing some serious House Hunting and research. I have been looking at Bank Owned homes and keeping up on homes that I though were a good deal. The results were surprising.

Somebody must be lending because these homes are selling.

Homes are selling at good prices.

Homes that are priced well are selling quickly.

The week started looking at three family bank owned homes. My first thought is these homes are empty. It is getting cold and people are going to start moving in for the winter. I image it is much the same for areas that are extremely hot but our area happens to be cold. Cautiously we enter the houses and another surprise most homes didn't have any quests yet although some showed signs.

Most of the properties had a lot to offer. Vinyl siding, replacement windows, separate utilities for each unit, dry basements, laundry hook-ups, some new ceilings and fresh paint. Was there work to be done absolutely but if you are looking to have additional income to pay for the mortgage or if you are investing there was value.

Being the research hound I am I had to investigate further. I was surprised to see that the rents were good, the prices were good, and they were selling rather quickly.

Now I'm interested and I am researching anyway so I figure lets look into the properties I have been keeping an eye on. Again pending, pending, pending, sold. Two of them I was quite happy to see in pending status. Two nice homes in my home town. One pending in 14 days. Good, at least two happy families starting a new year.

Right now the news media seems to be pessimistic.

Banks aren't Lending.

Prices will fall.

Foreclosures will increase.

The Real Estate Perspective.

1. There is Financing.
2. Negotiations happen every day.
3. Interest Rates are good.

We all realize this conflict will continue for some time to come. However, if you are thinking about buying now is the time to start. There are good values no matter what price range. Get pre-approved to see how much house you can afford. Re-evaluate your portfolio to confirm that properties are still a good investment. Then call me and let's go house hunting.

Tiverton, RI - Going Back while Moving Forward

FIRST SNOW FALL 12/7/09- TIVERTON, RI
We woke to snow this morning. So my plan was to bring my camera while doing errands and get pictures of the first snow fall. Off and on my way when I thought the picture above would be nice. However, I had forgotten my camera. Sometimes a simple change of plans turns out to be a great adventure.

I finished the errands and decided I would take pictures in our neighbor. On the way back I wanted to look at a property which happened to be in my old, actually first neighborhood. Along the way I saw a man and his children building a snow man. I wish I had my camera but things happen for a reason. Driving home I noticed how nice everything looked with the freshly fallen snow - back home for the camera.

This is my first neighborhood: GARDEN HEIGHTS
As I was driving around I thought what a nice place for a child to grow up or maybe it was only my nice memories.
As much as the neighborhood changed it stayed the same. Cozy 2-3 bedroom homes with well kept yards. Neighborhood was as clean as a whistle.
I saw a person I recognized as a former neighborhood. I should have said hi but it has been a long time.

Then I remembered there was a path on the street over. There it was the gateway to the outside. How many times I walked that path to school, ice skating. and the carnival. Beyond the path is the school yard (I wonder if the children still walk to school and if they are referred to as walkers) where in the summer there was a carnival. I use to watch the fireworks from my bedroom window. There is also the basketball court and in the winter they would fill it with water so we could ice skate (wonder if they still do that?). FYI -the house next to the path, the infamous gateway, is for sale.

Moving on. Driving home I'm thinking there are a lot of nice neighborhoods in Tiverton I need to revisit. I decided to take Highland Road on my way home and get some pictures of that neighborhood. The Highland Road Neighborhood offers a traditional and historic feel. It is a pretty tree lined road where you can find the Town Hall, Fort Barton, Hilltop Tree Farm, and the Essex Library.

The reason for this post is because I've been looking and watching. I am seeing buyers becoming homeowners and watching the transformation of the properties. You are doing some pretty great things with your new homes. If your thinking about buying maybe it is time you took the next step. Determine your wants and needs, see how much home you can afford, and look around you might be surprised. There are different styles, prices, and neighborhoods to choose from.

Lastly consult a real estate agent. I know your saying "Well Lisa that is because your one. I can do it myself." It is true I am a real estate agent and I don't question your ability to buy a home on your own. However I do believe in my profession and feel we offer a valuable service. While your busy working, picking up your children, shopping, and in general living your life which can be very busy, we are making sure things are moving along, your are meeting all deadlines, and constantly keeping informed of the situation. Sometimes when life gets hectic we just simply forget and most of the time it comes with a penalty. Next you probably will say "Well it's Christmas. I'm to busy." Just as all good things come they also pass.

Amazing things People do In and Outside of their Homes

Ever visit with someone and you are blown away by what that have done? While visiting with friends this summer that is exactly what happened to me. This post has been a long time coming due to complications with e-mailing photos. So last night again we were visiting with the same friends and I loaded the pictures to my computer from his camera. I hope you are as impressed as I am.

THE BEAUTIFUL POND

Pictures don't do this project justice. The couple who made this pond are just like you and I. They get up every day and go to their respective jobs and simply enjoy live and each other. They do not do this as a professional career but who would know? It is that good. Not only have they created a healthy pond for their fish but they have also created a environment full of life and a home to many species.

Here is one of the tenants. What a life. A wonderful place to live rent free. His or her only worry is where his/her next meal is coming from. Now a days we all wonder that from time to time. I hear he/she is quite aggressive and likes to try and catch birds. Yes I said birds. Imagine the ambition and desire this little fellow has to keep trying day after day to catch birds. I believe they have told me he/she is successful since sometimes there is evidence to support that fact. Not so nice part of life but life as it is and will be.

Here is the pond at night. Pretty cool how the lights are under water. It looks really nice and it is so relaxing. Can you see all the fish?

Here is a better view of the fish. There are so many they must be well fed. These are only the big fish there are thousands of little fish along the edges of the pond and under the lily pads.

Bad Credit Card Companies Bad - Watch how they effect your Credit Score

Does anyone watch Carmen on CNBC? For those of you who don't she has a show advising people how to manage their finances. For you who don't know me I am not much of a TV fan. Actually I think it turns your mind into mush. However I do watch informative TV the history channel, CNBC, News, and yes I hate to admit it those House shows on HGTV (sometimes you can pull some worthy information from those shows).

Well last night the show was about credit card companies jacking interest rates, cutting your credit limit, and canceling cards for lack of use or having a zero balance. What got me angry was that while the credit card cuts your credit limit and cancel your card for not using it and you have a balance on another card your Credit Score is also hit.

So here we go again good customers paying there credit cards on time paying more than the minimum due are getting punished again. Now not only are they increasing your interest rate ridiculously they are also reducing your credit score.

THE THEORY BEHIND THE MADNESS - your debt to available funds ratio has busted your credit score. I am mad as hell and you should be also.

So what does this mean. Now more good customers in this country will have a lower credit score. People who actually have great credit will be denied loans because of their credit score. This is only proving to me what I have been taught numbers lie and liers use numbers. How do we get our customers qualified for a home loan when the credit card companies are not only wacking us with unaffordable interest rates but now they are affecting our credit scores. Oh and by the way this is all ok because there is no regulation to prevent this from happening. Well you know what something has to happen and something has to change.

I just wanted to provide you with the information so if possible you can fight back. Pay them off as quickly as you can. If you can't pay them quickly start looking now for a credit card with a better interest rate even if it is 8% because no one seems to know hold long that will be available. Carmen's Buzz says in this time 8% isn't a bad rate.

Supporting Local Businesses. Craft Show Tiverton Middle School

Do you support your local and community businesses. I try to make a point of supporting them. They contribute greatly to our towns and cities. I do most of my business in Tiverton and Warren. I live in Tiverton and our Antique Store and my office are located in Warren.

I like when I go to Bank Newport and they know who I am. I try to share my transactions between Tiverton and Warren branches. My insurance company is Allstate located in Tiverton. Colleen Desrosier and her staff do a great job. When I call for an insurance binder within fifteen minutes it is on my fax machine.

I gas up at the local Gas Station "George's Gas". They pump it for you-really important to me. Heating fuel comes from Phil's Propane. Septic System pumped by A&D Sanitation. Anyway you get my point.

So this year for Christmas I was thinking I would try to purchase my gifts from local businesses. There are many great gift ideas, lots of local artists, potters, woodworkers, jewelry makers, ect. Sorry big retail stores I might not make it to you this year. Trust me I don't want to think about Christmas yet but there is a lot of ground to cover to make this happen.
So today I started at the Craft Fair being held at the Tiverton Middle School.

It was pretty cool to watch them at work. They offered wood turned bowls, pens, wine stoppers, desk sets, to mention a few.

When attending an Open House at Christmans the platters would be great for crackers and cheese. You could fill the bowls with nuts. Then you can leave the item with your host as an extra gift. I'm sure you are more creative than I am and can come up with some great ideas. I thought the desk set was nice as well as the pens.

The bottle stoppers were very nice and would be even better accompanied by a bottle of your choice of fine spirits. This team does some fine work.

Another Artisan at the show was this man with his amazing pottery. I am so disappointed in myself for not getting his name. He only sells his pottery at shows. His workmanship is wonderful. The painted flowers are delicate and beautiful. He had sponge holders, plates, bowls, baskets, and shrimp cocktail plate. How nice a present that would be- shrimp cocktail proudly served on this fine hand made stoneware. By the way he told me the CCRI Show is a really good show it has 80 Artisans & Crafters. He also told me there is a lot of quality merchandise at that show.

I love these. They are Plant Pals to keep your plants company. They are so whimsical and fun. Ever try to find a gift with a price limit or need a gift for your child's teacher. For $6.00 or 2 for $10.00 you would be hard pressed to find anything close to these Plant Pals. I'm wondering why I didn't buy some. Probably because I didn't get this gentleman's name and I will see him at the Durfee High School Show.

No matter who you like for President this young man didn't deserve that response for his effort. He was out there for hours. A Jack Reed supporter or representative must have been pretty impressed because he stopped and gave him the sign above. This is America people so if this young man likes Obama and you disagree then don't blow your horn, don't wave but give him the respect he deserves for his choice. Don't flip him off. Avtech Signs P&S for Culter Mills Located in Warren, RI

AVTECH Software, Inc. is a multi-million dollar computer technology company currently located in Newport, RI. Founder and CEO Michael Sigourney is in the preliminary stage of relocating his company to Warren, RI in the Culter Millers . The Purchase and Sales Agreement has been signed and if the sale goes through they should be here sometime in March. I had the pleasure of meeting Mr. Sigourney and his wife. They have some pretty exciting plans and would be a great asset to the town of Warren.

AVTECH currently employs 25 people and expects to hire an additional 10. Avtech is a family-oriented business which employs professionals who give back to their community. Me and Brie - My Favorite Cheese - Not What Your Thinking

I made it through a closing (hurray), joined two great groups on ActiveRain "Club Chaos" and Fraiche-Aire" so I thought I would spend a day with my favorite little cheese Brie. Brianna that is she is my grand baby and best friend.

Please meet Brianna:

We started our day at Frerichs Farm for the great pumpkin weigh off. Sorry I don't have any photos of the great big pumpkins I was a little busy chasing this little one around. It was fun. The people at the farm offered lots for everyone to do. They gave free pumpkins, offered mazes, a western town, pumpkin painting, hay to climb on, and the pumpkin weigh in which I don't know the results because Brianna had to many other things to explore.

Brianna in the Corn Maze - She's quick. She turned her head before the photo was clicked. I tried to get a picture of her holding her pumpkin by the time I focused the camera she threw her pumpkin - oh well.

Brianna digging for worms in the Western Town. I thought this was very clever. They had two troughs one filled with Buck Wheat Husks and pipe cleaners (the worms) and the other "Panning for Gold" was filled with sand and corn kernels.

Here is Brianna's painted pumpkin. Not bad for 21 months - okay she had little help with the face. The absolute best part of the day were the hugs and kisses I received on the way back to the car.

Pa-pop had to work so he couldn't join us at the farm. But never fear he wasn't missing out on this day. It was a beautiful sunny and warm day. Pa-pop heard they just stocked his favorite fishing hole so off for some fishing to end the day.

I love this child she gives me the drive to work so hard everyday. So that was our simply day filled with joy and hugh rewards.

Excuse Me I am Pissed Off! Advanta Sucks! Consumer Beware!

Here we go just another way that the good consumer is getting screwed. I am so pissed off that this post just may end up being a constant rant.

I have been doing business with Advanta Credit Card for years now and many other credit cards. I always pay on time, always pay double or triple my minimum due. On some great advise given by someone very close to me I will not comment on my credit or credit limit.

So here is the story. After years of a good relationship I missed one payment. I can't even say I missed a payment. The date due was 9/7/08 and I really thought it was 9/15/08. Mind you this was the same week as Brimfield a huge outdoor antique show that runs for a week. I came home and notice the bill was due on the 7th I paid it on the 10th. I immediately notified them through e-mail of my error and requested that the late charge be remove. Two days later I received an e-mail that they had honor my request. Yeah they honored that request and increased my interest rate to over 25%. I immediately communicated again through e-mail that this was a totally unacceptable rate. Now tonight I received an e-mail from Advanta informing me that I was a credit risk! Can you believe this crap. Let me tell you I was not not very happy. I told them I have always been a good, no great customer and I feel that I am being robbed and punished.

I know of other people who have this credit card and they are over limit, notoriously late, paying hugh interest rates and late fees. I am there when the credit card company calls and tells them that if they pay the minimum due they would reduce their interest rate. Not by 1%, 5% but sometimes by at least 10% or 12%.

I am sick and tired of the BS. I am sick and tired for paying for everybody else defaulting on their obligations. Needless to say I canceled my account and will be paying off my balance. To think I have referred this company to many people. Now I know they entice you with low rates promising you great service and customer relations just waiting for one human error.
Does this sound familiar (big bail out). Let me know. I strongly request that if anyone is using this credit card - don't be late because no matter how great of a customer your are you are going to get F**K**. Please excuse my language but I am so pissed it isn't even funny. Yea know what cancel your account and tell them Lisa sent you.

CALL TO ACTION - Attention all Real Estate Professional & Consumers. Simple statements can result in Big Ideas

This morning I was reading a post by Michael Klijanowicz titled "HALLOWEEN IS GOING TO SUCK THIS YEAR". It was a cartoon about children trick or treating in a neighborhood of foreclosed homes. There was a comment made by Renee Burrows on how she was going to use this opportunity to place flyers at these properties which got me thinking. Sometimes the simple statements result in Big Ideas.

The post by Michael made me realize how we get so wrapped up in all this mess that we sometimes forget about the children. In my comment I suggested that maybe as real estate professionals who have listing where the property is empty wouldn't it be cool if someone was on the porch handing out candy to children.

My Call to Action: Do you as real estate professionals think that we could get together and accomplish something like this is a short amount of time?

Would you be willing to participate?

Do you have friends, relatives, or such that would be willing to participate?

How about a Halloween party sponsored by real estate professional in your area?

I am fairly new to real estate and unfortunately don't know many of you but I think this is a great contribution to our communities. Maybe our children won't be so afraid unless it is in the usual manor attributed to Halloween. The fun scary stuff.

We could demonstrate what we always claim as professionals - that we care, that we can accomplish anything in a timely fashion, that real estate is so much more than just selling houses.
How would you accomplish this? Send e-mails to location real estate agents. Post an ad on your Local Board's Blog, Post an ad in your local paper. Contact your SOI. Any ideas? Or do you think this is just a stupid idea?

DANGER WILL ROBINSON - WARNING!!!

Recently a friend of ours has had his/her identity stolen. He/She is not sure how or where it happened. So today as I was reading through my e-mail I checked my spam folder. I am quite use to seeing solicitations from other countries requesting information to transfer money into my account but what I saw this morning is frightening. An e-mail notification stating that my password on my credit union bank account was changed and my account had been suspended until verification of this information. They even provided a link to the Credit Union's on line banking web site. Knowing I don't have an account there I immediately called only to be told they were aware of this situation just to delete the e-mail because I don't have an account. They don't know were the e-mail was coming from and someone was trying to capture my information. OKay fine. Now I read my non spam e-mail and again another urgent message regarding my PayPal account which I don't have - immediate deletion. Be careful these on line thieves are getting very clever. It was only a matter of time. Be smart hit delete! Anyone else experiencing this kind of thing?

Has it been Nine Days? - What's Brimfield?

It has been nine days since my last blog and let me tell what a crazy, hectic and sometimes sorrowful nine days it has been.

First lets start with the sorrowful news so we can end on a happy note. A very good friend of ours had a ATV accident almost didn't survive. We had gotten news he was doing good only to hear a few days later that he had flat lined but was again revived. He seems to be doing better now but it is day to day. My prayers, thoughts, and extra strength is with him everyday. I spoke to my very best friend and heard some real awful news regarding a mutual friend's son. Seems he was driving down the highway at night and some person who wanted to commit suicide saw him coming and ran in front of his car. He hit him the person went flying over his car and was hit by three other cars from what I understand. My prayers are with my friend's son also.

Next put in an offer for a customer which is now in a Multi Offer situation. I don't know how many of you will recall a post I wrote called "Almost Hit One Out of the Park" but that young couple returned to me as a customer (hurray) and we put an offer on a Home for them which I really hope happens for them because they are really nice, on top of their game, hard working, and if anyone deserves it they certainly do. Sometimes I wonder how good I will be at this business I care more for my customers than myself and think I would be just as disappointed if not more so if they didn't get this house. It makes me feel really great inside because I think it is a really nice house for them. Their parents must be proud of them I know I am. Again what a nice family that is what I love about this business.

Visited some good friends. What a pond they made in their back yard - very talented. Little water fall, lights for at night, water plants, simply beautiful. Hope to get the pictures so I can post about their back yard retreat.

Finally it is the last Antique show in Brimfield so that means packing campers, setting up tents, loading our 15 foot box truck, and a week in a field selling. Are You Fishing for a House?

There has been a lot of weird talking lately. Housing crisis, Mortgage Meltdown, Historical Foreclosures, Prices are going to drop, interest rates are going to drop, now is not a good time to sell, and my favorite now is not a good time to buy. In my opinion if you are in a position to buy it may be a good time. Prices have dropped, interest rates are good. When I bought my first house interest rates were 10.25 and the house prices were high. Everybody kept telling me wait prices will fall. Don't buy now. My point if you are thinking of buying anytime can be a good time. Don't listen to to many people there is enough confusion right now. Look at your options and decide for yourself.

Don't let your dream home fly away without making a informed decision. Check out what properties are on the market, get pre-approved to find out how much home you can afford. I believe there is a home for every budget. Will it be the perfect home? Probably not there are no perfect homes and as I have said before "Sticks and Stones don't make homes People do". The pride and fun is adding your personal touches to make your home perfect. Remember there is nothing wrong with stepping stones and buying up after all isn't that the philosophy out parents used. Some times if we listen to the right advise it makes sense.

Do You Think Your Clients are Happy?

Are you sure your clients are really happy? Do you keep in touch them and explain where you advertise their properties?
I live in Rhode Island which is honestly from my location approximately five minutes to Massachusetts. Therefore most of us are licensed in both states. In my neighborhood for the last couple summers there are been two properties for sale by owner. I know your saying well Lisa how come they are not listed with you and I agree. But there are a couple of reasons one being asking price (that is why they are on the market every summer). As you read on I am sure you will get the other reason.
One of the FSBOs recently listed his property with a very well known brokerage and as far as I know one of the top brokerages in the area. I drive home one evening and find the neighbors chatting across the street which is not uncommon so I go to say hello. Well I guess they were talking to the FSBO next door and he is ranting about his agent. As a way of showing his disappointment with the agent he pulled the signs from his yard as from what I understand to be a form of punishment!
Well there are always two sides to the story and most of the time I find the conflict and frustration comes from a lack of communication. Many agents in this area either belong to the MLS in Rhode Island or one from Massachusetts. This customer was very upset because his agent is from MA and therefore listed his property on the MA MLS and he lives in Rhode Island. Many customers don't understand that their property is exposed all over the Internet or where to find the listing on the Internet.
Considering the cost of advertising I would think it would be a benefit to send an email link to the customer so that they could see their listing. Not everyone is computer literate but with a little help they can find their way around the Internet. If placing an ad in a magazine explain that it could take up to three weeks depending on insertion deadlines and once published bring them a copy. I don't know - all I do know is it has been over a week and yup you guessed it still no sign on the lawn.
I had to write this because it bothers me every day when I come home. Not to mention the buyers who may be driving down the street because there is a sign posted at the top of the road and never really know for sure which property is for sale.

Almost Hit One Out of the Park

This in my opinion would have been the grand slam of a real estate transaction. A young couple looking to purchase a home was referred to me. They were anxious and looking to meet the next day so I happily rearranged my schedule to make an appointment. They were looking for financing so I also arranged for a mortgage originator to attend the meeting. Big Thank You to the mortgage originator for being readily available. Everything was falling into place.

The next day we met went through the normal (if any real estate transaction can be classified as normal) routine questions, disclosures, and the such waiting for the mortgage originator to arrive. This couple was so on top of their game it was incredible. They knew the property they wanted, they were informed, and had all the paper work to apply for a loan. The mortgage originator was also impressed he left with all the information he needed and felt confident they would qualify for the mortgage. They were very happy and wanted to put in an offer right away. I was like wow. I went to print the purchase and sales agreement, yeah I know most of you use an offer form first not in Newport County, and proceeded to call the listing agent for the sellers name. All of a sudden my grand slam turned into a triple as I was informed that the listing agent had procured the buyer because they attended an open house and had attended a second viewing of the home along with her parents. He asked if they had an agent as I had. In May of this year Rhode Island passed a new law of agency which adds to the confusion. I sent them back to the listing agent to complete the offer. Boohoo for me Hooray for them the buyers I mean. They were so happy and I wish them the best. I'm glad I could help in some way. I only hope they get the representation they need and deserve. I am very confident with the mortgage originator and I can rest assured that he will help them every step of the way. Like a friend of mine often says some days your the bat and some days your the ball. Next time I'll be the bat.

Allowing 74 slips this will be the largest marina in Tiverton. Nice addition to this coastal village. Jimmy Buffet cruised the waters of Newport to participate in the Newport Folk Festival this year and next year the Folk Festival turns 50 (see article link eastbayri).

As a Life long resident of Tiverton it is nice to see the improvements being made to the coastal villages in this area. It is in my opinion one of the most beautiful places to live. Offering rich history, the best seafood, farmer's markets, antique shops, art galleries, and best of all four seasons. Minutes from the ocean, close to the cities for a change of pace, and not far from the mountains to observe the Autumn foliage and into winter for some of the finest winter sports.

It has been a very weird summer. The 4th went off without much of a bang. I mean to say not the usual amount of fireworks. The last two weeks although have been very busy. After a long week in the field at Brimfield's Antique show we returned home. Brimfield is very similar to camping at times with more work if that is believable. So we sat back tried to enjoy the day, cleaning the yard, having a little camp fire. Low and behold here come the police and the fire trucks. A couple weeks back we had a camp fire and the police and fire trucks came then too. Apparently sometimes the wind just blows the wrong way. The person complaining made sure we had the rules which we were following the second time we had a fire. So there went that little bit of fun. Guess everyone is feeling the stress.

So missing the grand baby the weekend we were at Brimfield we decided to pick her up for the weekend. It was a very hot weekend and I can't seem to keep that kid out of the water. I wish I could say the same about the boats. She is 1 1/2 and has no fear of the water. She is now relaxing eating grapes pushing her feet on me as I try to type this.

So lets get back to the boats. It has been one of the hottest weekends of the summer so far and not many boats were in the pond. Gas prices getting everyone down. So to the point. Everything comes in cycles and I feel we are in a down cycle. On a positive note there is only one way to go "up". I just went to a real estate class and as you know we are always taking classes. Things are changing in this business also. People, your salespeople and brokers work hard for you.

Buyers please get pre-qualified if possible before you start looking for a property. Whether you are looking for a 100,000 or a 1,000,000 dollar property it seems to becoming the standard. We are not trying to insult you or questioning your ability to buy. You demonstrate that you are serious about buying when you are pre-qualified and believe me things are changing and it is getting more difficult to obtain financing. When Freddie and Fannie are stumbling a bit it does raise some concerns. There are some new proposed criteria for financing which I will try to post as soon as possible.

Sellers try to listen to your salespeople and brokers they have your best interest at heart. They know their areas and they are the best at pricing your home to sell. Both of you have the same interest - to sell your home. If they think you are pricing your home to high it is their job to tell you so because you want results and so do they, not to mention advertising is very costly. Let me tell you they work very hard for their clients. It doesn't do anybody any good to have a property on the market for a year or more.

Lastly, don't get discouraged we are all in this together. Buyers there is a house for you and Sellers somebody wants your house. Lets work together and negotiate the best for both interested parties.

"Tiverton, where is that?" a question that I am often asked. Then when I say Rhode Island it is often followed by "Long Island?" Not Long Island - Rhode Island the biggest little state in the union, the Ocean State and we're not called the Ocean State for nothing. If I don't cross a couple bridges a day I don't cross one. Well on most days anyway. To be fair Massachusetts the Bay State has it's share of great coastal communities as well but I'm from Tiverton so that is were I'll start. It is a nice web site which I hope to be listed on in the future.

Any way this is how we start our day in Tiverton on Nanquaket Pond. This is my grand baby Brianna and her grandfather my boyfriend Ron. She likes to start her day early as you can see by her attire.

Then it is off to the shore for a little fun, sunshine, and work. If only she could fish and dig Quahogs.

Next we are off to the neighbors for a dip in the pool. Brainna had a great time. I only wish I could say the same for lil' Rich.

Most of the time he does have a good time. He is very cute and very little.

Finally we reach the end of the day. After many changes of clothes and wet diapers this is how we end up looking. Very happy.

Beginnings are often Scary and Endings are often Sad.

There have been some very sad endings lately such as the foreclosure situation facing this country and the terrible flooding in the Midwest. Both of which will take a long recovery time. New Orleans is proof of the later. As I have mentioned before our other family business is in Antiques which provides the opportunity to travel. I remember traveling through New Orleans a short time after that flood and I could not believe what I saw. There were neighborhoods empty. When I say empty I mean not a person, a car, a bus, or an animal. It was spooky to say the least. As for the Midwest my heart goes out to the people and their communities. They are just beginning however, their coming together demonstrates the value of home ownership, business ownership, and just plain American Pride. If you haven't seen the photos yet check them out on Yahoo. People don't come together and work so hard if there isn't something to save. It was everyone young, old, children, national guards fighting hard to save what they have worked so hard to achieve. Their faces tell the story.

For those of you facing foreclosure the heartache is the same. The sudden loss of what you worked so hard to achieve. There is help out there so don't ignore the situation. Contact your lenders, review your budgets and do what is best for you long term. You are not alone. We are all closer than we would like to believe.

So to the point. Home ownership to me is the pot of coffee on your porch or deck on a hot Sunday morning reading the newspaper after an eighty hour work week. The freshly painted room that your three year old saw as great blank canvas to display their art work. The lawn in the summer that always needs to be cut and the snow in the winter that always needs to be shoveled. The senior graduation and prom pictures in your living room. The cook outs, birthdays, weddings, celebrations. The memories that nobody can take away. It doesn't matter what the property looks like in the beginning or where you live. It is the families and people that make it a home. It is still your best investment. Not everyone is the same (wouldn't the world be boring if we were) so if you want blue ceilings, brick siding it's your choice, your dream, your home. Don't give up the fight for your right to home ownership.

Sometimes we take for granted the place where we live. Eager to start this blog which I will primarily use for Real Estate, I decided to add some vacation web sites so that if you are not familiar with this area you can get a great idea of what it has to offer.
